PLANNING GUIDE · DRAFT
Before you shortlist
an industrial space.
For an industrial property purchase, begin with owner-occupation or investment goals, then assess how the premises fit your requirements.
For an industrial property purchase, begin with owner-occupation or investment goals, then assess how the premises fit your requirements.
Start with the activity
Describe what your business does at the premises: work, goods and people. Identify needs that would prevent a property from working for you.
Suitability cannot be assumed from appearance or marketing category. List the operating and use questions that need property-specific confirmation.
Think through movement
Map how goods arrive, move through the premises and leave. Consider vehicles, delivery frequency, loading arrangements and internal circulation.
Staff and visitors have different journeys. Think about transport, parking and the practicalities of shift times or customer visits.
Turn area into a layout brief
Consider the space for operations, storage, circulation, staff facilities and ancillary functions. A single floor-area figure does not describe everything.
Bring a sketch or area breakdown if available. Distinguish the immediate requirement from future expansion.
Write down what needs checking
List essential specifications: access, loading provisions, floor loading, clear height, power and services relevant to operations.
Record questions rather than assumptions. Plans, specifications, approvals and specialist input depend on the premises and intended activity.
Bring budget and timing together
Indicate whether your budget means monthly rent or purchase. Identify the information needed about other occupation costs, fitting out and moving.
Allow time to assess fit and resolve questions. Explain any business deadline driving the move.
